1. Source Investment Opportunities
• Analyze dozens of available properties to determine viability
• Evaluate & prioritize each property vs. a portfolio of opportunities
• Work Sellers, Banks, and R/E Agents “into Position”
• Negotiate prices and terms to take FULL advantage of distressed situation
• Select only the most optimal deals to pursue 

2. Structure Deals
• Model all potential acquisitions
• Determine strategy for capital structure & financing
• Identify equity partners / investors
• Identify financing sources
• Evaluate options for enhancing Net Operating Income (NOI)
• Conduct Due Diligence via onsite inspections, etc.

3. Execute Transactions
• Determine final/optimal deal structure
• Negotiate and execute contracts with sellers, banks, attorneys, and agents
• Select equity and financing partner(s)
• Execute investor documentation
• Establish LLC’s and bank accounts
• Manage deals to closure

4. Oversee Asset & Property Management
• Develop Asset Management and enhancement strategy
• Determine Property Management approach
• Interview, hire and train management team
• Manage all rehab, repairs and maintenance activities
• Interview, hire and train maintenance team
• Manage all rehab and maintenance budgets
• Remove bad tenants
• Attract good (new) tenants
• Manage stabilization plan

5. Provide Ongoing Deal Management
• Oversee daily operations and implement asset management strategy
• Conduct monthly financial meetings
• Conduct quarterly payout meetings
• Oversee bookkeeping
• Prepare financial reports
• Arrange tax returns and audits
• Conduct site visits to assure our investment is secure!
